How We Test For Radon*
*Note: Mid America Radon Testing Inc. is a certified and experienced radon testing and mitigation company (serving the Midwest since 1987). We are fully-certified by NRPP (National Radon Proficiency Program and AARST (American Association of Radon Scientists and Technologists) for radon testing and mitigation.
Ensuring quality over test results is important and our lab provides the highest integrity of analysis for testing. As well, we offer quick turnaround on providing results to clients once we have retrieved the radon device or detectors.
The reporting we provide clients regarding radon testing results are delivered in high industry standards and have full validity for inclusion in documentation for real estate transactions.
Accurate Testing Methods
We have multiple ways to test for radon, as follows:
(1) Short Term Test** – The short-term radon tests we perform have a testing period of 48 to 72 hours. The two day testing period is the quickest way to test for radon (48 hours is the minimum period required to conduct a valid test).
** This is the test predominantly used for real estate transactions, as test results are needed quickly for the inspection period specified in residential real estate contracts.
(2) Long Term Test– Long term testing periods run from 90 days - 365 days. As radon levels may fluctuate during seasons and from day to day. A long-term test will produce a reading that is more likely to represent the homes year round average radon level; a more global view of radon levels in the home.
(3) Post-Remediation Test – Once a mitigation system has been installed in a home, then a follow up test is conducted to verify successful remediation and that radon levels are low. We recommend that homeowners should test every 2 years to ensure safe living conditions.
How We Measure Radon Levels
One method we use is the Activated Charcoal (AC) passive testing device(s) that measures levels of radon concentrations in the air. During the test, radon gas diffuses passively into the device. After the testing period is completed (min. 48hrs), we collect the testing devices and deliver them to the lab for analysis. These devices are inexpensive and appropriate for testing residential and commercial buildings.
Another method is the Continuous Monitor Radon device (CRM) an active testing device, will provide a printout displaying hourly readings and calculate the average.
An additional method, the Alpha Track Radon device (AT) is a passive testing device and is used for long term testing.
Our Procedure for Performing Radon Tests is as follows:
(a)When your radon test is scheduled, closed house conditions are emphasized: all windows and doors to remained closed 12 hours prior to and during the radon test.
(b) Our inspector sets up the radon detectors/testing device(s) in the lowest livable area of the property.
(c) After the two day minimum testing period (see above), our inspector retrieves the detectors/testing device(s).
(d) The inspector then delivers the detectors/testing device(s) to the laboratory.
(e) The test results are then analyzed, quantified and confirmed by the lab.
(f) We generate a fully-detailed report and send out the final report to the client.
Procedures for Occupants of Home
To ensure a valid test reading, certain procedures must be followed carefully by the home occupant (or their representative). Failure to maintain the integrity of the testing environment may result in invalid test results.
